We will ensure a smooth takeover of management for your property including but not limited to: Setting up all utilities for vacant properties or confirming utilities are in tenants name for leased properties. We will set up your property in our management software and upload all relevant documents for easy access. Regardless if you choose for us to pay your tax bill, as part of our initial set up, we will review property taxes and verify all bills are up to date. In addition, we will set up customized annual, monthly and weekly reporting for you as needed.

We will take over your vacant properties both at the start of management and when a tenant moves out. Initial takeover will include changing locks to smart keys, re-keying all exterior doors, installing/removing alarm systems (Owner will pay for the monthly monitoring fee), floor plan creation, 360 degree pictures, video walkthrough and full property characteristics. Subsequent take overs will include rekey, alarm install/removal, 360 degree pictures and video walkthrough.

Amount equal to 100% of 1 month's rent.

We will conduct a thorough analysis of the potential rent amount and then market your property for rent utilizing multiple listing websites and a comprehensive advertising strategy. We review detailed analytics of Leads, Showings, and Applications to ensure the property is being marketed effectively. We conduct a rigorous screening for each tenant and provide a 9 month warranty for leasing fee (If a tenant defaults in the first 9 months of their lease for whatever reason, we will place a new tenant at no charge. Warranty only applies to tenants we approve and place). We will have the lease signed, the tenant moved in, and all relevant documents, including lease and move in sheet, published to your Owner Portal.

10% markup on all Labor and Materials. On projects over $10,000, there may be additional construction management fees.

We offer full management of all aspects of construction and maintenance for your property. Our large network of contractors and vendors as well as our wholesale negotiating advantage ensures you will be getting the best work done at the best available prices. We will scope the property and provide you with a detailed estimate of work needed for renovation and turn-key projects. For all maintenance, including after hours emergencies, tenants can place a work order 24/7 via portal or through our live operators.
We are continuously finding and implementing better, more cost effective options for all aspects of maintaining your property. We know that this area of property management is very concerning to property owners and we put a great emphasis on transparency and quality of work. We will upload all actual invoices including before and after pictures for all work completed and invite our clients to compare our pricing
Management of Vacant Properties
Flat rate of $25 per month while property is in “On Hold” status.

This applies ONLY to: vacant properties for sale, vacant land and properties being held for future renovations. We will ensure property is secure and yards being upkept to avoid any code violations.

Lease Renewals
We will ensure rents are being increased while keeping tenants in place so that you maximize your returns. We will conduct a detailed market analysis and work with the tenant or housing authority, if applicable, to ensure you get the most rent for your rental property. You will receive a detailed report showing all relevant market data as well as property inspection and recommendations from our management team.
Evictions
There is no additional fee for handling evictions, however, Owner will pay for all filing, attorney fees and any related labor / materials.

We will handle the entire process, from sending the tenant proper notice, filing paperwork with the county etc. through the actual removal of the tenant from the property.
Court Appearance
$150.00 per Appearance, if court is held via zoom, there will be no charge.

In some very rare cases we are requested to appear in court for a hearing (Eviction, Code Violation, Tax Hearing Etc.) we are able to represent you on most of these as your property manager.

3% of total bill amount.

We can process Taxes, Insurance, and any other additional bills not directly related to Property or Maintenance Management (for example: a bill from your accountant or your attorney). While we recommend owners to maintain their own insurance policy and monitor property tax payments, we do offer this as a service.
HOA Bill
10% of total dues.

If your property is part of an HOA, we will manage the dealings with the HOA, which includes: rental permits, HOA violations, and maintenance handled by HOA. We will also pay any dues required.
Occupied for Sale Management
Flat rate of $150 for a 90 day listing, $50 for each additional 30 days.

When an occupied property is listed for sale by another agent, we will need to act as a liaison between them and the tenant to coordinate showings, provide tenant related documents etc. This fee can be waived if you hire Sapir Realty to list and sell your property. If we will be required to assist with due diligence inspections in person, there will be an additional fee.

There is no charge to cancel your contract with us.

We are very confident you will be happy with our services. However, if you are not, we won’t hold you hostage in a long term contract but will allow you to terminate with a 30 day notice.
